Tips for Maintaining Your Air Conditioner
Every air conditioning system/unit has an air filter, which prevents dust and algae growth from accumulating on the evaporator coil. If the filter becomes blocked with dust and it is not removed and cleaned promptly, your air conditioning system will start to perform inefficiently (i.e. very little cooling or no cooling at all). Your filters should be inspected at least once a month or every other month to ensure that there is no blockage to the air flow. A clean air filter will save you money on energy costs and avoid a possible service call. It will also help to prolong the life of your air conditioning system/unit.
To check your filter, take it out and hold it to the light. If the dust is so thick that you see very little or no light shining through, it is time for a new filter (if disposable) or for your filter to be cleaned (if not disposable).
To clean, place the filter under cold water wiping until the dust is gone. When you are finished rinsing your filter, let it air dry before re-inserting.

Other Considerations:
To maintain the efficiency of your condensing unit on the outside of your home or office, make certain that all shrubbery and/or tall grass is kept in control and away from the unit, as these items will limit the air flow through the condensing coil. Overlooking this simple tip could cause the system to operate under unnecessary stress, eventually resulting in system failure. You can keep your condensing unit clean by spraying it down with a regular water hose; however, the condensing coil and evaporator coil (located inside) should be professionally cleaned once every few years and it is recommended that you contact BAC’s maintenance Department to discuss the possibilities of setting up a Maintenance Inspection Contract.
